Beginning July 1, 2026, new wildfire code requirements take effect in certain Colorado communities, including mapped Wildland-Urban Interface areas in unincorporated Jefferson County. These rules may affect what kind of roofing system can be installed, how valleys are protected, whether vents need ember protection and how roof-adjacent materials like gutters perform during a wildfire event.

The important part?

Not every Colorado home is treated the same.

The rules depend on your property’s jurisdiction, whether your home is inside a mapped WUI area, and what your local building department requires for your specific reroofing permit.

The code focuses on two major wildfire-defense strategies:

  2. Defensible space

Both matter. But they are not always triggered the same way during a roof replacement.

Structure Hardening: Making the Home More Resistant to Fire

Structure hardening means improving the building itself so it is less likely to ignite from embers, radiant heat or direct flame contact.

For roofing projects, structure hardening may involve:

  • Class A fire-rated roofing assemblies
  • Ember-resistant attic and roof vents
  • Properly protected roof valleys
  • Noncombustible gutters and downspouts
  • Fire-resistant eaves, soffits and roof edges

Defensible Space: Reducing Fuel Around the Home

Defensible space is the area around the home where vegetation, mulch, leaves, pine needles, firewood and other combustible materials are managed to reduce wildfire exposure.

  • Replacing wood mulch near the foundation

However, Jefferson County also states that defensible-space requirements are not triggered solely by reroofing.

That means a roof replacement may require a compliant roofing system, but the reroof permit itself does not automatically mean you must overhaul your entire property, remove all landscaping or complete a full wildfire mitigation project at the same time.

That is good news for homeowners.

It is also a reminder that the rules are local. A home in unincorporated Jefferson County may be treated differently than a home inside Lakewood, Golden, Morrison, Arvada or another municipality.

Even when defensible-space improvements are not legally required as part of a reroof, they still matter. While a wildfire-resistant roofing system is a major improvement, no roof should be treated like a magic force field.

A new Class A roof can still be compromised by:

  • Pine needles piled in valleys
  • Branches touching the roof
  • Wood mulch against siding
  • Juniper shrubs under windows
  • Firewood stacked near the house
  • Combustible fencing attached to the structure
  • Debris-filled gutters
  • Open or vulnerable attic vents

While Lakewood has been evaluating local wildfire-resiliency rules, the city-level adoption and enforcement are currently separate from unincorporated Jefferson County rules. That means a Lakewood homeowner should not assume the Jefferson County WUI requirements apply exactly the same way inside city limits.

Before replacing a roof in Lakewood, confirm:

  • Whether the home is inside the city’s mapped wildfire area
  • Whether a local wildfire ordinance has been adopted
  • Whether the reroof triggers roofing-only requirements
  • Whether vents, gutters, siding, decks or defensible space are included
  • Which department will review and inspect the permit

When in doubt, check before the contract is signed. It is much cheaper to clarify requirements before the job than to redesign the scope after materials are ordered or installed.

Will the New Wildfire Requirements Increase Roof Replacement Costs?

In a word: Yes. 

But the cost impact depends on the existing roof, the proposed roofing system, the jurisdiction and the required upgrades. Possible cost drivers include:

  • Class A assembly requirements
  • Additional underlayment or cap sheet layers
  • Metal valley flashing
  • Ember-resistant vent upgrades
  • Gutter or downspout replacement

For many asphalt-shingle reroofs, the shingles themselves may already be available in Class A-rated systems.   • What is the limit?
